Riordan Mansion Rehabilitation
GH2 Preservation Architects is providing architectural historical services under our on-call contract with Arizona State Parks and Trails for the Riordan Mansion Assessment and Rehabilitation project. The Riordan Mansion, an iconic historic structure in Flagstaff, Arizona, is listed on the National Register of Historic Places, and was designed by renowned architect Charles Whittlesey. Our approach to this project involves conducting thorough architectural, building envelope, mechanical, electrical, and plumbing assessments of the mansion’s current condition, identifying areas needing immediate attention, and prioritizing rehabilitation efforts. The work will be completed with sensitivity to the building’s historical significance,
balancing preservation with necessary upgrades to ensure the structure’s long-term viability and functionality. The Riordan Mansion’s exterior is showing signs of wear and deterioration. Our team evaluated and recommended strategies for stabilization and preservation, with a particular focus on façade stabilization, comprehensive stonework repair and repointing, window repairs and replacements, modifying the landscaped areas to provide additional accessibility for events, a roof assessment and repair, and siding and viga repairs. Water damage has significantly impacted the interior of the Riordan Mansion, leading to the deterioration of plaster surfaces and the overall condition of the space. Our proposed interventions include plaster repair and HVAC system assessment and upgrades. In support of our assessment, GH2 Preservation Architects employed in-house 3D scanning of the exterior and interior, as well as drone capabilities to conduct a detailed exterior investigation of the Riordan Mansion. This allowed access to hard-to-reach areas, including the roof and upper façades, ensuring a comprehensive and
accurate evaluation of the building’s condition.
